Every day seems to dawn with some new bad information regarding the state of real estate across the nation. From values in the tank to record foreclosures, things are just about as ugly as anyone could have imagined.
Of course, you already know most of this. The question for many people in the real estate market or considering getting into it is whether we are at the point where things will start to turn around. Put another way, have we found the bottom of the market?
After nearly three years of dropping prices and bad news, one would think the real estate market has to be getting close the bottom. After all, buyers are going to jump in soon given the good deals out there. Ah, but what if they cannot?
The fundamentals of the real estate market suggest buyers should be lining up to get some good deals. Home values have dropped tremendously and those buying now can expect to see sizeable appreciation gains eventually. Ah, but there is another factor.
While the real estate market seems primed to turn around, there is another factor that is putting the breaks on it. The credit crunch is the fundamental problem and one that is expected to get worse in the next year or two.
This problem is much like a dog chasing its tail. The banks issues poor mortgages that have come back to haunt them. Now they are in financial duress. Even those that have money to lend are hesitant to do so having been burned so bad.
The banking problems have been pretty bad so far. Unfortunately, the worst is definitely yet to come. This is why you see the Federal Reserve taking actions that it did not do even in the Great Depression. Yes, it is that bad.
Subprime loans often get the blame for the current mess. They were part of the problem, but now things are worse. The infamous liar loan, also known as a stated income loan, is starting to rear its ugly head. Yes, the loans are defaulting in mass.
As you can imagine, many of the liar loans were not based on prudent economics. Well, the mess is starting to come home for the banks and most expect the pace of bank failures to pick up dramatically through the end of 2008 and 2009.
How bad are things? So far, most bank failures have been limited to small regional banks. Now, however, it is expected that at least one huge bank used by millions is going to fail by the end of the first quarter of 2009. Nobody knows the name.
You have to have money to buy a home. With money scarce, the real estate market is not even close to hitting rock bottom. Until the banks start lending again, the market will continue to have problems.

Congratulations are in order - this will be an exciting time for you and your family - especially the kids. The smiles on your children’s faces when they see their brand new puppy will be hard to beat. Just think of the hours of enjoyment they will bring to each other!
But those few couple of months can be a challenging. There will be some training issues that you will need to deal with. These will be no problem, but the earlier you can train your little puppy, the more you will be able to enjoy him/her later on.
For example, those little puppy teeth can be sharp! When puppies play together, they naturally and uninhibitedly bite and mouth each other. This is not a big problem for them since their skin is relatively thick and it causes no discomfort whatsoever.
But when you are teaching them to socialize with humans, this is not the kind of behavior that is acceptable. And although this kind of biting is cute when the dog is just a few pounds, it ceases to be cute when they are 25 pounds or more. Controlling this ‘biting reflex’ is an important first step in training the little puppy.
Have the puppy socialize with other puppies if at all possible. Puppies will bite each other as they roll and play, but this playing happens to be the best way to train the puppy out of their biting habit - especially if they are playing with already socialized pups. The already socialized puppies will mildly punish the puppy that becomes to aggressive while playing and teach them to suppress their biting habit.
The socialization they get with other dogs also teaches the puppy not to be afraid of other dogs and it helps them drain off their excessive energy. Puppies that do not get the chance to socialize with other dogs also tend to be more hyperactive as they develop fearful and aggressive habits. A dog will tend to react aggressively in a new and unfamiliar environment if they had never been socialized.
A puppy should also be socialized with adults so that in order to become a member of the household and neighborhood. Introduce your puppy to both children and adults and help them to make the distinction between those who are their owners as well as other people.
The best time to train your puppy to be socialized is when they are 3 months old or younger- this is when they catch on very fast. This is even more important when dealing with breeds that are typically less passive.
A key way of training your puppy not to bite is to get them to trust you. Never hit your puppy as this will not help them to trust and respect you, It will simply cause them to fear and distrust you - which is not what you want. The confused little puppy won’t really understand why you did this and it will be counterproductive to their training.
And finally, enjoy your puppy, he/she will bring endless enjoyment to you and your family.

The Energy Using Products (EuP) Directive was introduced by the UK government in August 2007. It forms the bases for the EcoDesign requirements for the components and systems that use energy. The new directive is critical for any manufacturer and distributor within the heating equipment manufacturing and distribution industry within the UK. The importance is well beyond the administrative requirement, as the new directive will become compulsory in order to achieve and retain the CE mark which is a necessary stamp of approval in order to sell to the EU market.
At the moment there are incomplete data regarding the full implication of the directive on the boiler and water heating manufacturers in the UK. As a consequence, UK manufacturers are pressing the government to release more information about the upcoming directive so they can prepare accordingly and minimise any disruption to manufacturing and logistics, as the directive is planned to be implemented as early as 2009.
Currently available information about the Energy Using Products Directive is mostly around the obligation to meet new packing and labelling guidelines. The directive requires separate pre-packaging and pre-labelling for all boilers, central heating controls and other parts (such as TRVs). Such obligation is likely to put extra onus on small players in the manufacturing and distribution of plumbing and heating equipment industry.
It is envisaged that such requirement might force some strategic alliances between small players. Small manufacturers of boilers, central heating controllers and other components may find it easier to partner up with their competitors, suppliers or even customers up and down the supply chain, in order to better cope with the new requirements.
Professionals within the heating components manufacturing industry highlight their concerns that as things stand, there is little time to prepare for the new requirements, especially since there is still limited information about the new directive. There are also calls to clarify the exact stage within the supply chain at which the new labelling will be required.
Based on the information available now, it seems that the new directive will score the performance of each system based on a ‘full system’ evaluation, rather than based on the performance of the heat source (e.g. gas boiler). A rating scale of A to G will be used to score all systems with a new bar set for acceptable performance. The bar will ban any systems that score below band D from 2011 and any systems that score below band A from 2013.
It is fair to say that there are several important issues addressed by the new directive that will help the customers as well as the manufacturers and distributors. However, it is crucial to make the implementation of the directive rigorous but at the same time smooth. It is therefore important to work with the key stakeholders within the process to ensure broad acceptance and successful roll out for the new directive.

Sharpening your tools, including knifes, sheers, saws and chainsaws is important. It keeps your tools working optimally and precisely. It used to be that stone grinders were the sharpeners of choice but there are many other options. The sharpener you choose depends on the tools you need to sharpen, your budget, and what you prefer. Here is an overview of different sharpeners so you can make an educated choice.
Grinding wheels are a common piece of sharpening equipment and come in a variety of shapes. There is a straight wheel which has a front facing edge and a cylinder wheel with the cutting edge at the front of the cylinder. They all have an abrasive material that will remove unwanted buildup and straighten the cutting edge so it will be sharp and precise when cutting. The grit (abrasive material) size is something to keep in mind when selecting a wheel. They range from rough (10-24 grit) to fine grain (100-180). The fine grain grit is good for tools that require precision and detail.
There are also bench grinders which are inexpensive and can easily be mounted on your workbench. The wheels are small - only 6 to 10 inches in diameter. It is run by an electric motor and has a tool rest to improve accuracy while sharpening.
There are different abrasive materials used depending on the brand and model. The most common material is aluminum oxide and is ideal for use on steel, iron and annealed (heat treated) iron. The next most common material used as abrasives on grinding wheels is zirconia alumina which is a combination of aluminum and zirconium oxide. This material is also ideal for sharpening a variety steels and alloys.
One of the newest materials to hit the market is ceramic aluminum oxide and is extremely strong. It is preferred by craftsmen who like precision when sharpening their tools. Ceramic aluminum oxide is more expensive that other abrasive material due to its durability and accuracy.
Grinding wheels are useful for most of your tools that you need to sharpen but if you need to sharpen you chain saw then you will need a special tool. An automatic sharpener is the easiest and ensures uniformity. After you set the angle on the sharpener you place each tooth on it individually. A less expensive option is a manual chainsaw sharpener which will require more work. Since they usually come with more than one wheel they are more versatile than an automatic and therefore useful if you have multiple chainsaws.
Sharpening tools are an important part of any workshop or handyman workbench. Keeping your tools sharp with a professional sharpener will increase your precision, make cutting easier and you’ll get more use from your tools.

The good services of your sitter however, depend to some extent on how you communicate with your sitter and how you treat her. Here are some good points to remember when dealing with your sitter.
Settle the Rate
Agree on is the sitter’s rate. The rate will depend on a couple of factors. These include age of the sitter, number of kids to watch over, ages of the kids, amount of work to be done, hours of work and experience of the sitter. Unfortunately, there is no set rule for coming up with a permanent sitter rate. What you have to do then is to carefully talk to your sitter about an agreeable rate considering various factors. These days, it is usually quite unacceptable to pay a sitter below $3. You would have to pay over that depending on what you agree on.
Set Rules for Dealing with Kids
If you want your sitter to be effective, you have to tell her what you want. You have to be very clear and specific with your instructions. Tell her what you allow your kids to eat or to watch on T.V. Give instructions on what to do when your child misbehaves or refuses to follow instructions.
If schedules have to be followed, then be sure to tell her about that. This may include schedules for naptime, sleep time, classes and snacks. If there are any special concerns such as a toddler that is prone to tantrums, then be sure to tell your sitter in advance.
Set Rules for the Sitter
There should be rules for your sitter to follow as well. Your babysitter service provider should also know if you have rules for her to follow. It is only natural for you to set some guidelines since she will be staying in your house. At the same time though, you should be prepared not to be too strict with your sitter. It would be very unreasonable for example not to allow your sitter to use any of your things in your living room or kitchen. The guidelines you should set may have something to do with the length of personal calls, sleeping on duty and having personal visitors while on duty.
Always Ask Questions
Take time for a brief chat with your sitter when you get home. Ask her how things went and if she enjoyed being with your kids. This would also be a good time to address specific concerns. Your sitter for example may have had a particularly difficult time with handling one of your kids. Ask her how she dealt with the situation and make sure to praise her if she did a good job at handling it.
Be Generous
Meals for the Sitter - Never forget to leave your sitter something to eat or drink. This is a basic courtesy. Even if you are paying her, it would be a sign of generosity on your part to offer her something extra. This is an especially good idea if she hasn’t eaten her meal yet. Being extra kind and generous on your sitter would make her feel that only the best kind of service is expected from her.

Oftentimes, the creditor will attempt to give you time to pay the bill; but sometimes things fall through the cracks and the credit bureau receives the information anyway! If this happens to you, you can file a dispute with the credit bureau; but it is not an easy process.
Another way to improve credit score is this powerful little trick that anyone studying how to repair credit in school will be taught… Try to keep your amount borrowed at one quarter of what you CAN borrow. The percentage of your debt should ideally be right at, or a little below 25% of your individual credit line or credit card limit. That means if you have a credit line of $5,000, you only should owe $1,250 or a bit less. It improves your credit score greatly to show that in every credit card you own, you have at least 75% of the credit line left at your disposal.
This indicates that you are trusted enough to have creditors keep a large line of credit open for your potential future use. Many people believe that it helps their credit score if they have no credit cards or other lines of credit. This is flatly incorrect. Creditors are impressed when you have a large line of credit that you do not need to use immediately.
Of course, strategically paying off your debts is the real magic bullet to improve your credit score. Until then, the best you can do is to demonstrate on your credit report that you consistently pay off your debt, as often as possible. The best thing to do is keep open credit card accounts, and demonstrate that you are responsible by not moving debt between cards. It is much better to keep accounts open, paying them off one at a time rather than consolidating into one big card, unless that card has a significantly higher credit limit.
Some people think that the fewer creditors they have the better their credit score would be, so they try to close as many unused credit accounts as possible. This is a huge mistake! Especially if you want to improve your credit score quickly. By removing old credit accounts, not only your debt to credit line ratio will increase, but you won’t have a long credit history to show on your credit report. And this is unfortunate considering they would have shown positive credit history, that you have been consistently paying off your debts that whole time.

Heartburn, GERD, Acid reflux disease or whatever you want to call it are terms that are used to describe anything from mild indigestion to severe digestive distress that feels like a heart attack. I do not have, nor have I ever had an ulcer, H-pylori or any other stomach ailment but I have been treated for acid reflux for 30-years.
I am unusual in that I just feel constantly hungry if I do not treat my acid reflux daily. I know I am not hungry because I will have just had a meal. Thirty minutes can go by and I will feel famished. This just can’t be. Since we all look after our weight it is not so good for me that I should want to eat all the time. I take one little pill each morning for heartburn before I brush my teeth to prevent this unrequited hunger.
Acid reflux is more than just a nuisance. People who have untreated chronic indigestion or heartburn do not realize that the lining of their esophagus is at risk of being eaten away or worse getting cancer. In simple terms the esophagus is a tube that is approximately 9 inches long that connects your pharynx (throat) to your stomach. The reflux part of this disease is acid, bile, and pepsin that is up-chucked into your throat and burns away at the lining of your throat. My reflux just makes me feel very hungry even when I know I am not.
A quick visit to the corner druggist could be all you need to do to solve this persistent ailment. Speak to the druggist. Tell them of your symptoms and they will suggest the latest over the counter remedies. Zantac and Prilosec as well as others non prescription medications are available to treat GERD. The stores keep these expensive medications locked up and you will need a clerk to dispense them. These were once only prescribed medications. They are now available in 30-day supply packaged. He now takes this little pill each day and he feels much better. From time to time he says taking two in a day, like Thanksgiving does the trick. He is now symptom free.
